When a Coburg homeowner spotted our ad in Hometown Savvy, she reached out to schedule an estimate—primarily interested in upgrading her attic insulation. But like many homes in the Willamette Valley, hers had more than one area needing attention. During her consultation, she asked if we could also take a look at her crawl space and help with unwanted cold air seeping in through her fireplace. While fireplace fixes can vary, our team assured her that we had effective solutions to improve comfort and reduce drafts throughout the home.
The Assessment
Home Comfort Specialist John Stanford conducted a full evaluation of the property. He discovered that both the attic and crawl space were underperforming, with old, loose insulation, air leakage, and signs of moisture damage. In the crawl space, insulation was moldy and falling apart. The attic had gaps that allowed heat to escape and cold air to creep in—especially problematic in Coburg’s chilly, damp winters.
The Solution
We developed a custom plan to air seal, insulate, and fully encapsulate both the attic and crawl space for lasting comfort and efficiency.
Attic Work Included:
Complete removal of old, loose insulation in two attic sections (totaling over 1,200 square feet).
Air sealing with ZypFoam™, targeting penetrations and gaps where conditioned air was leaking.
Installation of TruSoft™ Cellulose Insulation, a dense-pack, energy-efficient solution that also provides sound-dampening and pest resistance.
Insulated scuttle covers using SilverGlo™, ensuring attic access points weren’t weak spots in the home’s thermal envelope.
Crawl Space Revamp:
Removed moldy and damaged insulation from the crawl space ceiling—previously held up with chicken wire and no longer providing any thermal benefit.
Removed old ground cover that had deteriorated and was no longer protecting the home from ground moisture.
Applied 2 inches of closed-cell spray foam insulation across the crawl space ceiling, providing a high R-value and vapor barrier all in one.
Installed new 6-mil black visqueen ground cover, securely staked to the ground and wrapped around all hot water lines to minimize heat loss.
The Result
The homeowner will now enjoy:
Significantly improved indoor comfort year-round
Reduced cold air infiltration, especially near the fireplace
Lower heating and cooling costs
Cleaner, healthier air due to sealed gaps and reduced mold and moisture
What started as a simple attic insulation inquiry turned into a whole-home performance upgrade—and a warmer, healthier Coburg home.
