Crawl Space Encapsulated Home - Now Home is Warmer in Winter
Completion date: June 6, 2018
Location: Hillsboro, OR
As this Hillsboro, OR family planned to stay in this house forever, it was time to address the issue of not being comfortable in the winter months. On a scale of 1 to 10 (10 being best), they rate their home’s efficiency a 2! It just didn’t stay warm, even with the thermostat turned up.
There are many reasons why a home is not comfortable nor energy efficient. This family found us online and called for an appointment to have their home evaluated.
Our energy consultant met with them to determine what issues there were and to understand exactly what they were looking to accomplish. He then investigated the home from top to bottom. In the crawl space, where there was any insulation (and it wasn’t much), it was hanging down (see photo). There was also fresh evidence of rodents living under their home. The air you breathe on the first floor of your home—about 50% of it comes from the crawl space! The space was also humid, making it a potential place for mold to grow.
To fix the problem they knew they had, plus one that they didn’t know they had, they chose to have crawl space encapsulation done. This included removing all insulation, old vapor barrier, and trash, and replacing it with the three separate layers of liner. The rim joists were also spray foamed, and a SaniDry dehumidifier was installed.
